However, while we worked with this book and used its advises in real life, we have a few things to say, please take note, that for the state of California, the following corrections apply:
Notice of Default - should be discussed (or disputed or questioned in any way) within first 30 days since Notice of Default was issued. Current book's edition suggests it's Ok to do at the last moment, even on 90th day of the Notice of Default life cycle, but in California it is not true
Beneficiary Statement - can only be requested within first 60 days since Notice of Default was issued, again, not Ok to wait all 90 days and then request
Law changes - this is in no way a fault of this book, but still relevant and important to keep in mind, that on July 8th 2008 certain Senate Bill 1131 (Chapter 69) was signed, which alternated the foreclosure procedure in the state of California, adding or alternating Civil Code sections 2923.5, 2923.6, 2924.8 and 2929.3 and Code of Civil Procedure section 1161b. Among many provisions, important to note that now, prior to issuing a Notice of Default, Lenders have to use due diligence and attempt to contact the Borrower in order to discuss a possibility reinstate or modify the loan

Main thing to keep in mind while reading and using those books, is that City's ordinances regarding tenants, also known as Rent Control, are enforced in some cities, playing bigger and more important role in landlord-tenant relationship then Federal or State -wide regulations
